April 2026 WPNCT Meeting

Rendering Concerns

The team reviewed the latest renderings submitted by Toyota/Group 1 Automotive and raised several concerns:

  • Synthetic greenery screening was flagged as difficult to maintain long-term.
  • Members questioned why the screening stops halfway, noting it does not fully shield the parking garage.
  • The team explored whether murals could serve as an alternative to the synthetic greenery.
  • Opinions were mixed on the visibility of the garage from Villanova — some members were concerned, while others felt the greater impact falls on neighbors directly behind the site.

Photometric Plan Concerns

The team reviewed the submitted photometric plan and identified the following issues:

  • Light fixture heights are inconsistent — the after-hours plan shows fixtures at 17.5 feet, while the operating hours plan shows 12.5 feet.
  • Several homes appear to be impacted by measurable light spillage during operating hours.

Other Discussion Items

  • Community Outreach: The team discussed how to reach other neighbors impacted by the development and gather their input, though no specific approach was determined.
  • Ohlen & 183 Shopping Center: A question was raised about any planned changes to the shopping center at Ohlen and Highway 183. No updates have been reported to the team at this time.
  • City of Austin Application: The dealership is still addressing the City’s comments. The comments were provided on April 1. The case can be found under: SPC-2024-0302C on the city’s website.
